Minutes of Board of Directors Meeting on 2/23/2006

Three members attended: Stu MacPhail, Eric Guetterman, and Ken Coombs, constituting a Quorum.

The Meeting was opened at 7:15 pm.

The minutes of the Meeting held November 16, 2005 were read by all. Eric Guetterman moved that the Minutes be accepted, seconded by Stu Mac Phail, and unanimously accepted.

New Business:

Discussion was had about cleanliness in Unit 3A.  Ken Coombs noted that he has been finding small bugs entering his unit, and an inspection was made by another resident and a board member on the occasion of using unit 3A to access the sewer pipe for cleaning out of roots recently.  Consensus was that Ken Coombs and Holly Rosati would talk with Burton Solseth's sister and see if she could talk him into cleaning up items that would attract vermin.  Ken will contact Holly to begin this process.  No Motion needed.

Discussion was had regarding a re-evaluation of our Insurance Policy to bring it

in line with our Declarations, Section 21.  Ken Coombs agreed to have this done.

Discussion about Holly Rosati's proposal for re-landscaping of the grounds was tabled for lack of documentation.  Holly was not present to show the proposal.

The next meeting date was set for April 25th, 2006 at 7:00 pm, to be held at the residence of Stu MacPhail - 1133 Race Street #14N.  This date was acceptable to all present.

The meeting was adjourned at 8:00 pm.
