Annual Membership Meeting
1349 Race Street Condominium Association
October 25, 2001
The
meeting was held at the residence of Stuart and Virginia MacPhail, 1133 Race Street.
The minutes were taken by Eric Guetterman.
The
following members were in attendance. Stuart MacPhail (units 1a, 3 4), Jerry Smith (unit 1), Kenneth Coombs (unit 5), Eric Guetterman (unit 8), Burton Solseth (unit 3a),
Keith Rundle (unit 4a). Judy Montague
(unit 2a) appointed Stuart MacPhail as her Proxy in a request made by phone witnessed by Eric Guetterman, Jerry Smith, and
Kenneth Coombs.
A
quorum was declared and the meeting was called to order at 7:19pm by Jerry Smith.
Minutes
of the following membership meetings were reviewed.

Stuart MacPhail moved for the approval of the minutes as presented. Kenneth
Coombs seconded the motion and it was unanimously approved.
The
Financial Report for the first quarter of 2001was presented and reviewed. Stuart
MacPhail moved for the approval of the financial report, Eric Guetterman seconded the motion and it was unanimously approved.
The
exterior stairway stair-mounting hardware which has failed on several of the 2-bedroom units was discussed. In response to this, a motion was made by Kenneth Coombs that the following resolution be adopted.
Whereas the porches and exterior stairways leading to the 2-bedroom units at 1349 Race
are exclusively for the benefit of the owners of such units; and whereas such
porches and exterior stairways need occasional maintenance and repairs;
BE IT HEREBY RESOLVED that any maintenance and repairs that are needed on the above
grade porches and exterior stairways located on the 1349 Race Street Association property is and shall continue to be the
exclusive responsibility of the appurtenant unit owner. Also, any liability arising
out of a failure to maintain such facilities shall be the exclusive responsibility of the appurtenant unit owner.
If a unit owner chooses to paint or re-surface such exterior facilities, all metal parts may only be painted black,
and wooden stairs may be sealed, but may NOT be painted nor stained.
Unit owners are advised to frequently check the structural integrity of all stair-mounting hardware and replace or
reinforce as needed.
Stuart MacPhail seconded the motion to adopt the above resolution regarding the exterior stairs of the 2-bedroom units
and the motion was unanimously approved.
Election
of new board members – Stuart MacPhail move to nominate Jerry Smith, Kenneth Coombs, Stuart MacPhail, Eric Guetterman,
and Keith Rundle to the Board Of Directors Kenneth Coombs seconded the
motion and all nominees were unanimously elected .
The
following maintenance issues were discussed.
Stuart
MacPhail agreed to install an automatic door closer on the laundry room door and a new lock that always requires a key to
unlock. Eric Guetterman moved to approve expenditures for the closer, new lock
assembly, and two keys for each unit totaling $187.31. Jerry Smith seconded the
motion and it was unanimously approved.
Stuart MacPhail moved to have the sewer line rooted out as preventative maintenance.
Eric Guetterman seconded the motion. Keith Rundle agreed to contact a
sewer line rooter service and to oversee its completion.
Eric Guetterman agreed to contact some roofing contractors to get estimates on replacing the shakes on the Mansard
roof edge of the building and above each upper floor front door.
Jerry Smith agreed to research exterminator services to take care of the mouse problem reported by several residents.
Also
discussed for future consideration was the ladder to the roof and the exterior painting.
The annual membership meeting was adjourned at 8:50pm.
